The elegant Monterra building is located at the intersection of three streets, near a future metro station. This location ensures that the building has no "back" facade, guaranteeing a cohesive design from all sides. Its rhythm, proportion, and sense of order contribute to a modern, calm, and measured vision that impresses with precision in each detail.

Connectivity

To the north of the building will be constructed the first metro station of the envisioned expansion of the metro line along Cherni Vrah Boulevard from the existing Vitosha station. This upcoming extension will pass through Krastova Vada neighbourhood and Simeonovsko Shose Boulevard, with a planned deviation towards the lift station. In the future, this will further enhance the easy access to Vitosha mountain.

Architecture

Montera is located in an area characterized by rapid development and high-rise buildings with diverse designs and aesthetics. In contrast, Monterra's architecture aims to evoke a feeling of coziness, safety, and aristocracy, or in other words, to create a space of tranquility in the area. This is achieved through a combination of modern aesthetics and precise details including a ventilated cladded facade with sinusoidally milled limestone cornices, custom-made bronze elements window frames, and unique bronze railings.

All of these features give the building solidity, imposing on the environment with its 8-metre-high colonnade, balanced proportion, and perfect detail that offer a unique place for living, commerce and business. The space beneath the colonnade will have free access from the sidewalk along Cherni Vrah Boulevard, forming a small square for pedestrians to enjoy.

To lighten the overall volume, terraces will be incorporated into the four corners of the top floor.

Layout

Monterra Building is a residential development and will have ten levels – two underground levels dedicated to parking and eight above-ground levels. The ground level will feature a store, while the next level is allocated for office space. The other six floors will be for residential apartments.

Connectivity between floors is ensured via two elevators serving six apartments per floor, as well as two staircases with dedicated stairwells. For added convenience, the building will have two-way access ramps and streets leading to the parking spaces. The entry and exit to the underground levels are available from the small street parallel to Cherni Vrah Boulevard, ensuring seamless vehicle access.

The underground levels are thoughtfully constructed, with all spaces exceeding 3.5 meters in width and 6 meters in depth, guaranteeing comfort for the drivers. Additionally, all parking spaces are equipped with charging stations for e-vehicles, and the underground roadway features a clearance height of 2.68 m.

On the ground floor, a cozy area furnished with comfortable seating will be available for meeting friends or relaxation. This space provides direct access to the building's atrium, which will include a playground and will serve as an inviting spot for social interaction among residents.

Comforts and amenities

Due to the fast-paced location, facing one of Sofia's busiest boulevards, Cherni Vrah, the apartments are designed without balconies. Instead, French windows and deeply set railings provide an innovative alternative. When the windows are open, they create the ambiance of a loggia, compensating for the absence of balconies while maintaining both elegance and functionality.

All of the apartments are spacious, featuring a clever layout. Each flat is approximately 110 sq.m, with a spacious living room of 37 sq.m and two separate bedrooms of 17 and 15 sq.m, respectively, each equipped with its own bathroom. Additional conveniences include a guest toilet, a coat rack, and two dedicated utility rooms. The ceilings, with an impressive height of 2.82 m, enhance the sense of openness and luxury in the apartments.

Building areas

As highlighted previously, Monterra Building is divided in two main areas – residential and non-residential. The non-residential part occupies the first two above-ground levels and forms the foundation of the building. This part of the facade is "coarser", with large limestone slabs and glazed suspended facades that make the base of the entire building. The colonnade, extending up to the residential levels, breaks the monolithic volume and adds a sense of lightness.

The dedicated store on the ground floor will have external access from Cherni Vrah Boulevard. It will also include a storage space in the underground levels with delivery access from the underground parking. The main entrance of the store is positioned within the small square in front of the building for easy pedestrian access.

On the second above-ground floor is a Class A office space with independent access via its own staircase, including direct connectivity to the underground levels. The office space will be equipped with its own HVAC system and dedicated parking spaces, both above-ground and underground, accessible via two lifts. Occupying the entire floor, this office space is designed to accommodate a wide range of activities. With its modern amenities and versatile layout, it offers an ideal environment for businesses seeking a multifunctional, high-quality workspace.

The entrances to the office and residential part are underlined by a shade and are located on the western facade.

Installations and construction details

Monterra Building stands out with its impeccable details and a facade made of natural materials – limestone, top-class REYNAERS aluminum window frames, special bronze-coated aluminum panels, and unique aluminum milled railings. The entire facade system provides the durability of the cladding and guarantees that the building will remain as beautiful as it was at its opening without the need for special maintenance.

The apartments' microclimate is achieved via floor heating combined with floor convectors for faster warming and cooling of the space. The floor convectors integrated into the floor offer effective heating without limiting the options for different interior layouts. The installation is designed to work with both an air-water heat pump and a gas heater, as the building will be connected to Sofia's gas network.

The water supply installation in the building's shared spaces is of Inox, and wastewater pipes are of three-layer high-quality patented polypropylene, guaranteeing a low noise level in the system.

Backup electricity is planned with a diesel generator that will support the main systems in the building in case of a blackout.

State-of-art noise-insulation

Monterra is situated on one of Sofia's busiest boulevards, strategically designed to accommodate high population density. To address the challenges posed by its vibrant location, an in-depth study was conducted to assess various types of noise pollution. Based on this analysis, comprehensive sound insulation measures have been implemented throughout the building, ensuring a modern and effective solution for noise reduction.

The envisioned measures contributed to the improvement of the noise-insulation of the partitioning elements, namely 30% higher than the legal requirements. To achieve this was used a highly elastic membrane that boosts the noise-insulation properties of the partitioning walls, special vibro hangers for the front wall cladding of two-layer drywall with different thicknesses of the separate layers, rock wool, acoustic noise-insulating membrane for the floor, and special patented noise-insulation system for chimneys and vertical shafts.

Providing excellent noise-insulated apartments is fundamental for the building's concept in an area with increased car traffic.
