How are the euro adoption and inflation changing client behavior?
Obviously, the market is gradually entering a more mature phase. After a period of emotional and rushed decisions, clients are beginning to think more long-term and more strategically. The euro affects the market not only economically, but also psychologically – people are looking for security, stability and ways to preserve the value of their savings.
Real estate continues to be perceived as one of the safest assets around, but today clients pay much greater attention to quality, location, energy efficiency and the long-term value of the investment.
How are clients changing and how is this transforming the role of the real estate consultant?
Today clients have access to enormous amounts of information, and this is often what makes them more uncertain. The role of the consultant is no longer simply to present a property, but to help clients make informed and sustainable decisions.
More and more people are looking for a comprehensive approach – market analysis, financing, long-term costs, tax planning and realistic risk assessment. I believe that trust and professional guidance are becoming increasingly important.
"Value is no longer just about square meters" has become a true mantra, but what are clients really looking for today?
My experience shows that the value of a property is no longer defined simply by its size. Today clients are looking for a better quality of life, sustainable construction, energy efficiency, functionality and a strong long-term perspective.
Beyond the property itself, increasing importance is placed on the surrounding environment, infrastructure, green spaces, peace and the lifestyle a project can provide.

There is growing interest in projects defined by features such as Class A energy efficiency, smart technologies and lower long-term costs. Some clients already view energy efficiency not only as an environmental factor, but also as part of the financial logic behind the investment.
How is investment behavior changing and what role does financing play today?
More mature investment behavior is definitely becoming noticeable. More and more clients, including Bulgarians living and working abroad, view real estate as part of a long-term investment strategy.
Beyond interest in purchasing properties at an early stage of construction, there is also a more mature attitude toward diversification and asset management. Increasingly, people are seeking balance between different types of investments – real estate, investment funds and long-term financial solutions.
Financing is also becoming a key part of the overall strategy. Clients are paying attention not only to the purchase price, but also to long-term costs, interest conditions, liquidity and the transaction's tax aspects.
There is also growing interest in properties in Greece, especially among clients looking for a combination of investment, lifestyle and long-term security. In my opinion, good consulting today is not simply about completing a transaction, but about building a sustainable strategy aligned with the client's goals, opportunities and long-term security.
What is the future of sustainable, lifestyle and mixed-use projects?
More and more projects in Bulgaria are beginning to integrate not only a residential function, but a complete concept for urban living – green spaces, smart technologies, energy efficiency and better connectivity between different aspects of everyday life.
Amenities that genuinely improve quality of life are becoming increasingly important – functionality, wellness concepts, time-saving services, quality maintenance and a better urban environment.
Clients are becoming more practical and are paying attention not only to how a project looks, but also to whether it is sustainable, functional and convenient in the long term.
What does modern real estate consulting look like today?
Modern consulting today is above all connected with trust, transparency and long-term relationships. Clients are looking not simply for a broker, but for someone who can guide them, understand their needs and help them make the right decision.
